Transwestern, a national full service commercial real estate company is seeking an experienced property management professional to work in one of its Austin, TX properties. The Property Manager is responsible for managing a property (or group of properties) and fulfilling the manager's obligations under the property's management agreement. It is also the responsibility of the Property Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results. ESSENTIAL JOB FUNCTION: Initiate, contract, and administer all necessary services to maintain and enhance the value, the operating efficiency, and the physical appearance of the property Perform all lease administration duties, monitor collections and coordinate default proceedings. Ensures compliance with property management policies and procedures, codes, regulations and governmental agency directives. Provide direction and leadership to Administrative Associate and maintenance security staff. Develop comprehensive annual inspection process for properties. Negotiate and manage conformity with vendor contracts. Maintain interface with third party owners, ensuring total contract compliance, including preparation of accurate and timely reporting. POSITION REQUIREMENTS: Preferably, a bachelor's degree in business management, finance, accounting, or a resources/personnel management related discipline At least 3 years and up to 10 years of recent property management experience (continuous in one operation), comparable with the property under consideration in terms of commercial/retail, ownership, tenant lease arrangements, square footage, etc. Must have 3 to 5 years minimum experience managing a high-rise, Class A, office tower Possess real estate licenses where required by state law CPM, RPA, or CSM designation or in progress Must have intermediate to advanced Microsoft Word and Excel proficiencies MS Outlook, Argus, accounting software such as MRI or Skyline proficiency preferred Ability to keep information strictly confidential Strong desire to succeed in an entrepreneurial environment Must be able to handle multiple projects, changing priorities and a continually heavy work load Exceptional oral and written communication skills Apply today!Transwestern offers an exciting work environment, competitive salary, and excellent benefits which includes medical, dental, vision coverage and 401(k).
