Avenue5 Residential, Inc. is currently seeking a Property Manager to join its dynamic and growing team This is an opportunity to be a part of an amazing team of hardworking and fun individuals What does it take to be an Avenue5 employee? First and foremost, a willingness to provide excellent customer service to both the tenants and fellow team members. If you have tax credit experience, we want to talk to you Tax Credit experience is a must. RESPONSIBILITIES INCLUDE (but are not limited to):- Generate and maintain team schedules- Provide guidance, mentorship, support, and discipline (including terminations) when necessary.- Disseminate communication to team members as specified from corporate directives.- Assess quality of work performed by team members and supply constructive feedback or praise when necessary.- Must insure all staff stays abreast of all training initiatives.- Address resident concerns including but not limited to: property repairs, neighbor disagreements, renewal agreements, etc.- Validate all applications of residents for accuracy.- Create and maintain filing systems.- Perform property inspections to maintain curb appeal and to assess any maintenance issues.- Utilize approved vendors to supply site improvements and necessary repairs.- Maintain vendor relations to optimize performance from approved vendors.- Understand the operation guidelines established within the Property Management Agreement.- Provide and implement strategic marketing plans to attract and retain residents.- Screen, interview, hire, train and successfully lead property staff.- Create a positive company culture for employee retention.- Provide daily/weekly/monthly reports as required by Regional Managers in addition to maintain communication with invested parties on status of property.- Provide and maintain resident applications, renewal applications, and any discounts in accordance to the Fair Housing Act.- Promptly report property liability claims, employee workers compensation claims, and property loss claims according to company policy.- Organize, implement and practice site natural disaster plans and emergency evacuation plans.- Approve staff bonuses in a prompt and exact manner.- Understand and comply with the guidelines addressed in the PMA.- Implement marketing strategies to promote resident retention and to attract new residents.- Understand the local market and shop similar complexes to gain a competitive advantage.- Provide top notch customer service to all residents and employees.- Understand, construct and implement property budgets.- Approve payroll for all staff members including commissions and bonuses when/if applicable.- Prepare monthly/weekly/ daily reports as required by corporate.- Maintain the site's petty cash according to company policies.- Keep abreast of company:wide initiatives and gain buy:in from team mates.- Advocate Risk Management initiatives for employee safety.
