The Leasing Consultant / Resident Representative requirements include but are not limited to: This position will require the flexibility to work any of the seven days of the week, as scheduled by your supervisor, in order to accommodate the staffing needs of the community. Minimum of two years leasing experience Excellent communication and organizational skills Effective time-management skills Positive customer-service orientation Ability to function as part of a TEAM Computer Proficiency - Microsoft Office Programs and Management Software (AMSI / YARDI preferred) The Assistant Property Director requirements include but are not limited to: Work with the property staff to develop and implement sales and marketing strategies. Increase property traffic levels, maintain or exceed targeted closing ratios and work to achieve and exceed budgeted occupancy percentages. Prepare all lease related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are properly completed prior to resident move-in. Responsible for collection, posting and depositing of all rental payments. Process evictions on delinquent residents. Post rent collections and contact past-due residents to minimize property delinquencies. Responsible for completion of all daily, weekly and monthly financial and leasing reports in an accurate and timely manner. Conduct market surveys. Shop competition. Maintain a constant awareness of neighborhood market conditions. Welcome and show property to prospective new residents. Handle incoming phone calls from prospective new residents. Inspect grounds, models and leasing office daily for eye appeal and marketability. In the absence of the manager ensure that the property office is organized and runs smoothly as per company policies and procedures. Clearly and effectively communicate with residents, associates, owners, vendors and supervisors in written and verbal form. Adhere to the company’s safety programs, policies and procedures. Promote safe work practices among on-site staff. Assist Property Director in effectively responding to residents and promoting resident satisfaction. Prepare daily, weekly and monthly reports as required. Complete monthly closing as required. As necessary, lease apartments and aggressively sell the products and services of the property to which assigned. Develop, refine and effectively implement superior telephone and personal sales skills to specifically respond to site visit or telephone inquiries, to conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments and available apartments. Outreach Marketing is required Education College degree preferred. The position requires the ability to read, write and communicate fluently in English, and Spanish, and the ability to accurately perform basic to intermediate mathematical functions. Experience: Two years previous experience in apartment community management or related field is generally required. Skills: The position requires the ability to effectively deal with people and put them at ease quickly.
